July 2008

    Absorption Rate and Sellout Date Using Last 12 Months of Sales
  • On reports that display Absorption Rate we have added an additional number, Absorption Rate for the Last 12 Months. This new value will appear in parentheses. Sellout Date using Absorption Rate for the Last 12 months is also displayed in parentheses.
    Ownership Type Expanded
  • Added the ability to search by Ownership Type (Condo vs. Fee Simple) for all summary reports.
    Typical Lot Size = (Condo) on Detached Reports
  • For detached development reports with condo ownership, the typical lot size value will display '(Condo)' as well as any Lot Size information available for that development.
    Platinum Reports Accessible from Radius Summary Report
  • For users with Platinum permissions, the SqFt Regress, Floor Plan Analysis, and Lot/Home Ratio Summary reports are now accessible from the Radius Summary report.
    Push Reports Now Available!
  • Several new reports are now available for subscription via email. These are focused reports that are separate from the website subscription. The new reports include:
    • Finish Lot Sales - A detailed breakdown of finished lot sales during the previous month
    • Finished Lot Sales Quarterly - A detailed breakdown of finished lot sales for the previous quarter by market area and lot size
    • Builder Inventory - Recent sales activity and spec inventory levels
    • Builder Snapshot - Sales activity and inventory across a region by builder and county
    • Newly Recorded Plats - Newly recorded plats over previous 2 weeks, with summary development information and links to Microsoft Live Search maps
    • Lots Recently Acquired by Builders - lists builders who have recently acquired lots to provide leads for suppliers.
    • Top 50 Builders - Profiles top 50 builders in terms of sales over the past year by lot size. Also provides currently held lots to allow land sellers to determine which big builders may soon be in the market for finished lots.

    Attached Building Types
  • Improved the tracking and displaying of attached building types. A development can have one stacked flat building type from the following list:
       Stacked Flat - development is stacked flat, but we don't know the number of stories
       Low Rise - 1-3 stories
       Mid Rise - 4-8 stories
       High Rise - 9+ stories
       None - no stacked flat buildings
       Unknown - Unknown
    In addition, the development can be designated Townhome. This allows us to track Stacked Flat, Townhome, and Mixed Developments.

    Development Profile - Sales By Month - Sold Out or Sold Out with Sales Pending
  • For developments which are sold out or sold out with sales pending, the "Sales By Month" section shows sales for the last 15 months ending with the last sale in that development. For all active developments, the section continues to show the sales for the 15 months ending with the current month.

    Detached Development Summary Report
  • For detached development summary reports, the "Avail Lots/Homes" column has been replaced with two columns, "Vacant Lots" and "Spec Inv".

    Currently Selling Summary Report Upgrade
  • A filter criterion, Sales Month, has been added to the currently selling summary reports. This will filter out developments that have no sales recorded in the date range selected.

    SqFt Regression Report Upgrade
  • Several enhancements have been added to the report.
    1) 2 Trendline Schemes are now available:
            a) By Status - One trendline for available units (green) and one for sales (red)  (default)
            b) By Development - One trendline for each development in the chart
    2) Custom development with more than 1 data point now has a trendline.
    3) When printing, the price and SqFt information for the custom development is displayed in a table
        in the upper left corner of the chart.

    Conversion Support
  • For multi-family (attached) reports, you can now choose to show all developments, new construction only, or conversions only.

    My Saved Reports
  • Each report now has a 'Save Report' link which takes you to a page where you can save the report using your own unique name and comment. The 'My Saved Reports' button on the main report selection page takes you to a list of your saved reports. Please note that report CRITERIA is saved, NOT DATA. For example, if you save a Development Summary for all of Thurston County and then rerun the report three months later, it is likely that the list of developments in the report will change.

    Historical Proposed Profile Reports
  • There is a new link on the (Currently Selling) Development Profile reports. The 'Proposed Profile' link will take you to a Proposed Profile report for this development. This will allow you to look at historical data from when this development was going through the entitlement process. Developer Info, Parcel/File Numbers, Application Dates, and all other proposed data are available.

    Plat Maps
  • Plat maps are now available for download from the New Home Trends website. We have plat maps for most of the currently selling developments. We will not be making plat maps available for sold out developments due to space limitations. If this is important to you, let us know and we'll determine if it's worth the cost for us to leave sold out plat maps on the website server. The plat maps are available from many of the reports. Look for the link to 'Plat' near the 'Aerial' link on various reports. You may have to disable popup blockers in order to view the plat maps as they will appear in a new browser window.

    Mapquest links replaced by Microsoft Live Local
  • All of the mapquest links on the site have been replaced by links to the new Microsoft Live Local site. This new service includes aerial views and a fantastic "Bird's Eye" view for some locations (namely, King County). The new maps are easy to use; Just click on the "map" or "External Map" links which you will find throughout the website. Once the new window pops up, you can delete the welcome panel by clicking on the x in the upper right hand corner. You can also minimize the scratch pad by clicking on the ^ icon on that panel. If you delete the scratch pad instead of minimizing it, the pushpin which designates the current development will disappear.

    Development Summary Reports - Hide Selected Developments
  • The development summary reports now allow users to hide selected developments from the report. First, select the checkbox next to the unwanted developments and press 'Hide Selected'. Pressing 'Show All' will bring all developments back into the report. In the mapped version of the report, hidden developments will not be reflected in summary information on the report.

    Portland Area - Urban Growth Boundary
  • The Portland Urban Growth Boundary has been added to the map reports. The Boundary line is displayed as a green line labelled "UGB".

    Development Search Report
  • A new Platinum Package report is now available. The Development Search report allows our users to search for a development using any or all of 12 search criteria such as development name, file number, or address. The report is accessible from the report selection page (1st page after login) using the "Development Search" button on the right side of the page.
    Executive Summary Reports
  • An executive summary is now available for the Puget Sound and Portland regions. Any customer with permissions to any county in a given region has access to the executive summary report for that region. For a copy of the report for regions outside of your account's permissions, call Cory Crossman @ 425.742.8040
    SqFt Regression Report Upgrade
  • Two enhancements have been added to the report.
    1) 2 Color Schemes are now available:
            a) Separate color for each development (default)
            b) Data Points are color-coded by availability (avail=green, sold=red)
    2) User can now filter the report by any combination of SqFt, Bedrooms, Bathrooms, and Price
    New Presentation
  • Supporting material from Todd Britsch's presentation, "Stewart Title Housing Forcast" can be found on the Presentations tab (upper right hand corner of this page).

    Map Upgrades
  • Several new upgrades to the mapping capability have been added, including new colors and local roads.
    Geographic Selection
  • All reports were updated to allow multi-select of Market Areas, School Districts, and Fire Districts. Also, the allowable selection count was increased for Zip Codes, Cities, Map/Grid, and MLS Area.

  • Changed Sales By Quarter section to Sales By Month.
    New Oregon Counties
  • Added Marion and Polk counties to the Portland Region. The initial data collection is complete. The mapping will be coming soon.

    Criteria Selection
  • Added a new status filter, "Taking Reservations". Developments with status = Taking Reservations used to be displayed when the "Not Yet Selling" status was selected.
    Builder Product Profile
  • Added the string "(Discontinued)" to discontinued plans.

    Development Profile Report
  • You can now search for development profiles by builder name as well as development name.
    Hide Sold Out Builders/Developments from Selection Lists By Default
  • When running reports using development name or builder name, the report will hide Sold Out developments or builders (respectively) from the selection lists. A checkbox is provided to override the default behavior and show all developments or builders.
    NOTE: When "Show All Builders" is checked for Development Profile and Builder Product Profile reports, the following statuses are added by default: Temp. Off Market, Sold Out, Sold Out With Sales Pending. This is to avoid blank reports where possible.
    Builder Summary Report
  • Added several fields to the Builder Summary Report so that it contains the same data as the Development Summary Report. Also, renamed fields to correspond with the Development Summary Report naming convention.
    Attached - Added LastUpdatedDate, Available Price Range, Units Permitted,Projected Sellout

    Quarterly Sales Summary Report
  • When "Sold Out" status is included in the report criteria, only developments with a sale in the past two years will be displayed on the report. All developments with other selected status criteria will be displayed whether a sale has occurred in the past two years or not.
  • The default criteria includes all development statuses (including Sold Out).
  • The “Quarterly Sales Summary” report link has been removed from the development summary page to prevent confusion since the Quarterly Sales Summary report filters out Sold Out developments with no sales in the past two years and the development summary doesn't. Also, The "Development Summary" link from the Quarterly Sales Summary report was removed for the same reason. Both reports are accessed from the main report selection page.
  • The number of quarters displayed was changed from 7 to 8.
    What's New Page
  • Created a page (this one) to track the major changes to New Home Trends products and services.
    Builder Product Profile
  • Den Down and Master Down changed to Den Main and Master Main

    Various Reports - Hide Sold Out Developments
  • Created a checkbox to allow Sold Out Developments to be hidden when selecting developments by name. The affected reports are: Development Profile, Sales Activity, and Builder Product Profile (By Development Name).
    New Page - NHT Affiliations
  • Added a new intro page, "Company Profile / Affiliates" which highlights some of our important industry affiliations.
